USDA Loan Program

The U.S. Department of Agriculture offers 100% Financing- No Down Payment to help low to moderate-income individuals living in small towns or rural areas achieve home ownership.  This Guaranteed Rural Housing Loan Program (USDA) provides affordable housing options for rural buyers. Some benefits of this program are as follows:

  • Income limits are 115% of U.S. median (for most counties, the four-person household limit is $65,000.)
  • Maximum loan amount up to 102% of the purchase price, when the one-time 2% guarantee fee is financed into the loan amount.
  • No monthly mortgage insurance is required.

Eligible rural areas (generally towns of 20,000 or less that are removed from urban areas) in the Central Valley include:

  • Stanislaus County: Knights Ferry, Newman, Oakdale, Patterson, Riverbank, Salida, Waterford
  • San Joaquin County: Lathrop, Linden, Lockeford, Ripon, Thornton 
  • Calaveras County: All areas within county lines are eligible
     

USDA loans can be used toward the purchase and renovation of a previously owned home or a new construction. Families must be able to pay their monthly mortgage, homeowner's insurance and property taxes.
